Fiona O'Neill is a Consultant and Head of Construction. She specialises in advising on all construction law aspects of procuring and funding developments including in the residential, commercial and hotel sectors. Fiona also has also advised on engineering and infrastructure projects in Ireland and Australia.

Fiona has over 20 years experience in advising on construction and engineering projects in Ireland and providing advice to public and private sector clients including advising both funders and developers. Fiona also spent two years as part of the in-house legal team at Uisce Eireann advising on construction and engineering projects including risk mitigation, and compliance with internal governance requirements. Fiona has extensive experience in drafting full suites of construction documents for residential and commercial development projects including dispute avoidance in complex construction contracts.

Fiona’s representative transactions include advising:-

  • An Approved Housing Body on construction documentation for a number of residential developments including a pilot project for delivery of 155 social and cost rental housing units in Dublin 18 in conjunction with a second Approved Housing Body and a Local Authority.
  • A funding institution on the construction documentation relating to a hotel development in Ranelagh and an office development on North Wall Quay.
  • A NAMA subsidiary on the acquisition and disposal of a brownfield site in the Dublin Docklands Strategic Development Zone.
  • A UK company specialising in delivery of student accommodation on the construction documentation relating to the construction of student accommodation in Church Street Dublin.
  • An international fund on all construction documentation relating to the purchase and funding of a portfolio of social housing projects.
  • A UK based property development company on all construction documentation relating to the design, construction and funding of a residential development in Dublin 4 procured via the JCT Design Build Contract 2016 edition amended for use in Ireland.
  • An international fund in connection with a residential nursing home procured via the JCT Design Build Contract 2016 edition amended for use in Ireland.
