Construction and Development

Our construction team is an integral part of our real estate team and advises on a wide range of construction projects. We have extensive experience in acting for both lenders and borrowers in financing the construction of commercial and residential developments and for investors in purchasing newly constructed developments.

We also act for developers in setting up and constructing new schemes and providing advices on construction documentation, including building contracts, professional team appointments and collateral warranties.

We advise on the construction elements of all types of developments including traditional office, retail and housing developments as well as newer real estate asset classes in the market, including build to rent apartment schemes, student accommodation developments and primary health care centres.

Our team’s recent transactions include advising:

  • Round Hill Capital on the purchase of 216 build to rent apartments at Bridgefield, Northwood, Santry Demesne, Dublin 9.
  • Ulster Bank in financing the development of a 298 bed student accommodation scheme at Aungier Street in Dublin 2.
  • AIB in providing development finance for a residential development on the Greenhills Road, Dublin 24.
  • SW3 Capital/Tristan Capital Partners on the purchase, financing and construction contracts relating to the development of the EXO Building, Dublin.
  • Noonan Construction on the purchase, financing and construction of residential units in Skerries, County Dublin.
  • AIB on property and construction matters relating to the development of a commercial office premises in Dundalk.
  • A UK investor on the construction, acquisition and financing of a primary care centre in the Midlands.
  • An approved housing body on a number of residential developments including the development of a 50 unit residential project in Co.Monaghan and a pilot project for delivery of 155 social and cost rental housing units in Dublin in conjunction with another approved housing body and a local authority.
  • A global real estate investment firm on all construction elements of its acquisition and financing of a portfolio of 124 completed apartments in the Dublin Docklands.
  • A receiver on the drafting and negotiation of construction documents for the build out of a residential development in South County Dublin.
  • A funding institution on the construction documentation relating to a hotel development in a Dublin suburb.
  • A NAMA receiver on the acquisition and forward sale of a development site in the Dublin Docklands Strategic Development Zone.
  • A UK company specialising in delivery of student accommodation on the construction documentation relating to a student accommodation development in Church Street, Dublin.
